Initial Meeting
The initial meeting gives you and the designer an opportunity to exchange ideas and explore design solutions to determine a program for the project. For additions and renovations, initial meetings are scheduled at the location of the project. Once a program is determined, an estimate of time and scope of project can be provided.
Phase I: Existing Conditions (additions and renovations)
For additions and renovations, an accurate representation of the existing structure must be derived. The drafting of existing conditions is estimated on an hourly basis with the following services provided.
- Field Measure Existing Conditions
- Draft Existing Conditions:
- Exterior elevations (as required)
- Detailed floor plans
Phase II: Preliminary/Conceptual Design
Based on the program determined at the initial meeting, our designers develop a preliminary/conceptual design for your review. The drawings take into consideration building codes, site conditions and program requirements. After your review of the initial drawings, a meeting is scheduled at the project location. You will continue to collaborate with our designers to create an architecturally sound and functional project. The cost for this phase is estimated on an hourly basis.
Phase III: Construction Documents
Based on the agreed upon preliminary/conceptual design, a detailed set of construction drawings will be provided. The drawings include exterior finishes, framing requirements, window specifications, insulation requirements, and general notes. Contractor estimates and building permits can be obtained with the documents. The cost for this phase is estimated on a square footage basis. Included in the Construction Documents Phase:
- Exterior Elevations (as required)
- Detailed Floor Plans
- Building Sections and Details (as required)
- Foundation Plan and Details (as required)
- Structural Plans*
*Structural Plans will be reviewed by a licensed engineer consultant as required.
Phase IV: Additional Services
Our designers can also prepare a set of drawings or specifications for all interior finishes (i.e. woodwork, countertops, flooring, etc.) and an electrical plan. The cost for drawings and specifications are estimated on an hourly basis and the cost for electrical plans is estimated on a square footage basis.
